At the BIFM Awards this year, JLL scooped the accolade of 'highly commended' in the FM Team of the Year category.

 

Held at the Grosvenor House hotel on London's Park Lane, the awards are one of the highlights of the facilities management calendar and celebrate the very best of FM practice in the UK.

 

JLL is a corporate real estate facilities management firm. In 2003 it partnered with a leading consumer products company to provide global integrated FM, occupancy planning and project management for its corporate office and research facility portfolio around the world.

 

Over the past 12 years the two companies have created an aligned outsourcing relationship, which has been highly successful in driving productivity and innovation across the estate.

 

The JLL EMEA team employs 340 people to provide IFM to the client across 63 sites in 42 countries from Albania to Algeria to Ireland, Israel and the UK.

 

JLL takes on a managing agent relationship overseeing several sub-contractors including Compass, Securitas and Steelcase.

 

The business model focuses on contracting for transformation, not everyday work, with a focus on outcomes not transactions. Both parties therefore share in the risks and rewards of the transformation efforts. JLL has greater accountability for the client's facilities than ever before, which allows the client to focus on its core business.

 

The two organisations are closely aligned, with a 'two-in-a-box' structure to promote global, regional and local collaboration. One individual from each organisation is jointly responsible for the success of each business area.

 

Innovation has been embedded deeply within the relationship. In 2010, the two organisations came together to create a joint innovation council. Out of this has grown some unique projects such as IntelliCommand, a bespoke facilities control and analysis platform.

 

Together the teams have found significant productivity improvements across a range of areas from FM processes, workplace strategy and hospitality, including the development of a tool called AutoPilot that evaluates any duplicated processes between the organisation.

 

JLL also received a perfect score on the Supply Chain Environmental Sustainability Scorecard (SCESS) by delivering superior results in energy, water and waste. It also managed to bring 100 per cent of the client's corporate sites with a population of more than 100 to "green" status on the Site Sustainability Scorecard.

 

The cost savings from this partnership were in the region of 3 per cent annually from 2013, with key performance indicators rising from 6.8 to 7.5 from 2010 to 2014.
